Phase 1 - Teaser

This phase of the campaign is designed to capture buyers who are already known to us. We do this by running a teaser campaign through Facebook, Instagram and our email database before launching the property to the major websites.

If we find the right buyer, we can create a situation where the buyer is likely to pay top dollar to secure the property before it goes ‘live’. This is a way of creating urgency in a market where there is little.  

Phase 2 - No Limits

This stage involves the official launch of your property website as well as TradeMe, Realestate.co.nz, One Roof and The Northern Group. We also launch on social media and your social media advertising campaign begins.

When the market was hotter we recommended auction in this phase. Now the market is more settled and there are less cash buyers we are finding a ‘by negotiation’ or ‘set sale date’ approach tends to be more effective.

Phase 3 - Setting the Goal Posts

If a result hasn’t been achieved in the first two phases we set the goal posts with a priced campaign – in other words we tell people where they need to be so they know what they are aiming for. Then we give the buyers time and space to come out of the woodwork.

Data collected from buyers allows us to keep them updated by email and phone, as well as making sure the property is memorable by retargeting with Facebook ads. This ensures no buyer slips through the cracks.

Set sale date or by negotiation?

The beauty of a ‘set sale date/deadline treaty’ is that is allows you to have a clear picture of the market before you need to make a decision.

The beauty of ‘by negotiation’ is the buyers are more likely to make an offer immediately, ie. there is less chance of them cooling off.

*note that a ‘set sale date’ can be set at any point in time during a ‘by negotiation’ campaign.
